Since 1982, the Uniform Plumbing Code has mandated seismic safety straps for most water heaters. Spring is around the corner, but winter’s not over yet. This month’s to-do list focuses mainly on the kitchen, with chores designed to clean your cooking area after a busy holiday season of cooking and entertaining.

You’ll also need to do a little maintenance on your furnace to keep the air in your home fresh and your system working efficiently. So grab your rubber gloves, citrus cleaner, and baking soda; then roll up your sleeves and break out the elbow grease!

To-Do #1:

Replace Furnace Air Filter

The air filter on your HVAC (Heating, Ventilation and Air Conditioning) system needs to be replaced every 1-3 months to keep the air in your home clean and flowing freely. A high quality air filter is the best choice to remove mold, pollen, and other microscopic particles from the air.

The air filter is usually found behind the air return grate mounted on a wall or in the floor. The filter may also be located in or near the air handler unit. Check out our article on How to Locate an Air Filter if you have trouble finding yours.

To replace an air filter:

Removing the grease filter on a range hood to clean it.

To-Do #2: Clean Range Hood Filter and Fan

A range hood, or the vent fan on an over the range microwave, needs to be cleaned regularly to remove any built-up grease. Start by thoroughly cleaning the range hood or microwave inside and out with a citrus-based cleaner. Citrus cleaners (such as orange oil cleaner) make short work of kitchen cleaning, without the need for toxic or harsh chemicals.

Be sure to clean the top, sides, and underneath, to remove all that cooking grime. Wear gloves and be careful of sharp metal edges.

5 reasons why it’s a mistake.

It’s a trend that’s sweeping home improvement channels: tiny homes. Like, really tiny homes. And while the cute and often-mobile houses may sound practical — it is, after all, a home with running water and plumbing, appliances, and everything you’d need in a place to live — the truth is, for investment purposes, it’s wildly im practical. “High-end travel trailers have been around for decades — and that’s what tiny homes really are,” says Keith Thompson, a real estate broker with Berkshire Hathaway Home Services Carolinas Realty in Charlotte, NC . “We don’t see a significant portion of the population living permanently in them.”

Translation? The trend probably won’t last long. It also means your return on investment is next to none. Here are five reasons why buying a tiny home may not be in your best interest.

Just like platform sneakers and leisure suits were once popular but are now widely ridiculed, the tiny-home trend is one that may be hot now but is likely to cool off before long. “The key word is fad, ” says Thompson. “This is a totally unproven market, buoyed by the intense interest in reality TV. Although there can be compelling reasons to want to simplify your life by reducing your financial obligations via less expensive housing options, we don’t know long term how that will play out. I’d say the artificial interest caused by the TV trend and the uncertainty in a newer, unproven market make tiny homes a risky investment.” You can still live small (even if you don’t have a tiny house) , however — draw inspiration from that minimal lifestyle and apply it to a home of any size.

If you think the demand for a home that backs up to a major highway is slim, then you’ll be amazed at how few people are actually willing to pull the trigger on a tiny home. “Real estate sales are dependent on supply and demand,” says Justin Udy, a real estate agent with Century 21 Everest Realty Group in Midvale, UT . “A tiny home is not recommended because it only fits a small demographic of buyers in the market. The more restraints the property offers the market, the more niche it becomes. The more niche the home, the less buyers available for the home.” In other words: The supply may be great, but the demand — appropriately — is really, really small. That’s not to say if you love it and plan to stay put for the long haul, you shouldn’t go for it. Just be prepared, because you might end up facing a really long on-the-market period when it’s time to sell.

The vast majority of tiny homes can accommodate one to two residents, which means many buyers who entertain or host overnight guests (many of us fall into this category!), are simply uninterested in even considering a tiny home for their primary home or even vacation residence . “Tiny homes are simply less marketable,” says Udy. “The average consumer needs more space, bedrooms, and bathrooms than a tiny home can offer. An average home allows buyers to grow into it and keep it long term. A tiny home offers restraints to changes in the lifestyle of the buyer.” A tiny home on a piece of property that offers space for an additional, larger home to be built later could be the exception here, giving the new owner a place to reside while a dream home is under construction (and a cozy place to host guests in the future!).

Sure, the concept of downsizing sounds nice, but let’s be honest: Most people have too many personal belongings to squeeze into a tiny home. “While a tiny home may appeal to a recent college grad who was used to living in cramped dormitory accommodations, let’s face facts: Most Americans like collecting a lot of ‘stuff’ and have a tough time finding storage space for all of it in a small, regular house that has a garage and basement,” explains Timothy Wiedman, an adjunct professor at Davenport University in Grand Rapids, MI .

Mike Arman, economic development director for Oak Hill, FL , and a mortgage broker adds, “You have just enough room for yourself but no options for expansion, storage, hobbies, nothing. Need to fix your car? You’re doing it in the snow or pay retail for someone else to do it. Have a cat or a dog? Where does the cat box go? Dogs don’t like being confined. Where do you put your lawn mower? Your rake and shovel? Going to have a baby? Your small house is now too small.”

Of course, there are exceptions to every rule, and climate can play a large role. If you live in a sunny, comfortable climate (think homes in Los Angeles, CA , for instance), the ability to open doors and windows, and enjoy outdoor living spaces year-round could make a tiny home feel expansive.

In essence, downsizing is supposed to help you save money . But that’s not necessarily the case with a tiny home. “There is no storage space, so you’ll need to rent a storage unit, which means paying for it, and then you have to go back and forth to it every time you need anything larger than a toothpick,” says Arman. “Want to have a party? Rent a venue. The list goes on. You can buy a plain old ‘non-tiny’ house for the same money and get much more utility from it. Finally, most lenders have a minimum square footage they will lend on, so you’ll pay cash for your tiny home and so will your potential buyer, which eliminates most of the few remaining prospects you’ll have.”

I’ve owned a property in beautiful Lake Tahoe for years, so I feel confident advising others about vacation homes. Having a second home for getaways sounds glamorous — and often it’s even a really good long-term investment. But don’t jump in blindly. Here are eight considerations to make before plunking down on a vacation home:

Don’t buy a vacation home until you’ve visited the area several times. It sounds basic, but you better be sure you simply adore and can’t get enough of that beach town or ski village before you commit to buying there since you’ll be spending a great deal of your free time there in the future.

Unlike with hotels and time shares, owning a vacation home doesn’t allow you the option to easily change destinations if you tire of the scenery.

Become familiar with the total price of owning your second home, including property taxes, insurance, and any other carrying costs. Even when it’s unoccupied, you’re still incurring water, gas, electrical, trash removal, landscaping, and other maintenance charges. Carefully factor these overhead costs into your budget; nothing ruins a perfect vacation home like being in over your head financially.

A specific expense for vacation homes is a management fee. If you plan to visit infrequently — and are considering renters while you’re away — make sure you find a local property manager to maintain your home. This service will cost some money, but so will any damage caused from neglecting those frozen pipes or leaky roof, especially if it goes unnoticed for a long period of time.

I dedicate the first weekend of the season to a spree of maintenance and repairs. In fact, a good number of your “vacation” days may be spent at the local home-improvement store. It’s a house, not a hotel, so it needs just as much year-round upkeep as your primary home.

A smart vacation home purchase is one that incorporates rental potential into the equation. If managed correctly, many of your costs can be offset by rental income. From a long-term-investment standpoint, rental income may allow you to build equity and eventually pay off the property. Analyze nearby vacation homes, talk to local agents and vacation rental companies, and look online to see what’s renting (and for how much). And don’t forget to research occupancy rates; you’ll want to know how often your home will be vacant.

Many popular vacation spots are areas that have a “high” season. In Florida, winter is the high season, and in ski towns like Aspen, CO , Jackson Hole, WY and Lake Tahoe, CA . visits spike from December to February. Seasonality becomes a battle when the rental demand for your vacation home collides with your personal time frame. If you’re planning on maximizing your home’s rental income, be prepared to give up some of your peak-season dreams.

Check the local crime rates before you buy, especially if you’re going to leave the home unoccupied for long stretches of time. A break-in or other crime at your vacation home can be particularly frustrating when you’re not around. Take into account the cost of a security and alarm monitoring system to your budget if need be.

How easy will it be for you to travel to your new vacation home? Your best option is accessibility — for me, it’s a 1.5 hour drive door to door. While it may sound romantic to have a cabin in the mountains of the California , if it takes you two flights, a rental car, and a three-hour drive to get there, I can promise you it won’t get much use.

19 Things a New Homeowner Should Do Immediately to Save Money

So you’ve just moved into your nice new home. You’ve unloaded the boxes and started to unpack your life.

Right now is the perfect time to walk through a checklist of ways to save money on your home for years to come.

Starting on these things as early as possible will allow you to start saving money sooner rather than later. Plus, some of them will be easier to accomplish before you hang pictures or get too settled in — and lose your move-in momentum.

Here are 19 things to check or do immediately that will reduce the energy and maintenance costs of your home over the long haul.

If you have an unfinished attic, pop your head up there and take a look around. You should see insulation up there between the beams, and there should be at least six inches of it everywhere (more if you live in the northern part of the United States).

If there’s inadequate insulation up there – or the insulation you have appears to be damaged – install new insulation. Here’s a great guide from the Department of Energy on attic insulation , including specifics on how much you should have depending on where you live. Many states offer financial incentives, up to a 75% refund for instance, to encourage homeowners to better insulate their homes.

This is the optimum temperature for your hot water heater. Most people don’t use water hotter than 120 degrees — indeed, water hotter than that can scald you or a child — and thus the energy needed to keep the water above 120 degrees isn’t used effectively. Lower the temperature, save money on your energy bill, and you’ll never skip a beat.

While most modern hot water heaters are well-insulated, some are insulated better than others, and many older heaters aren’t insulated well at all. A small investment in a blanket for your water heater will slowly and gradually save you money on your heating bill over time by keeping the heat in the water instead of letting it disperse slowly into your basement or utility closet.

The Department of Energy recommends being “careful not to cover the water heater’s top, bottom, thermostat, or burner compartment.” And of course, on-demand (or “tankless”) water heaters don’t require this treatment.

Ceiling fans are a low-energy way to keep air moving in your home. Because of the air circulation effect, you can get away with keeping your thermostat a degree or two higher in summer and a degree or two lower in winter, netting a rather large savings.

A while back, I wrote a guide to maximizing ceiling fan use . The most important thing to know is that the air directly below the fan should be blowing down on you in the summer and should be pulled upwards away from you in the winter — you can use the reversal switch on your fan to switch between the modes at the start of each season.

Exposed hot water pipes lose heat as they move water from your heater to your faucet or shower. Wrapping them in pipe insulation , especially in cold basements or garages, can make a two- to four-degree difference in the temperature of the water, and also allows hot water to reach your faucet faster.

Check the pipes into and out of your hot water heater first, as the first three feet out of the heater (and the last few feet of inlet water) are key. Use good-quality pipe insulation for the job, which is actually quite simple — here’s a tutorial .

A programmable thermostat allows you to schedule automatic increases and decreases in your home’s temperature, saving money on cooling in the summer and heating in the winter.

They’re easy to install and easy to use, especially if you keep a fairly routine schedule. Just program the thermostat to drop a few degrees at night while you’re sleeping or off at work during the day, and set it to return to your preferred temperature just before you wake up or return home from work. You won’t notice the difference — until you see your lower utility bill.

When you first move in, you almost always need to replace the air handling filter or the filter on your furnace or AC unit. Don’t worry, it’s easy to do – it takes about 10 seconds.

Go down to your air handling unit, find where the filter is (it’s almost always a large rectangle), and mark down the measurements (printed around the edges). Then, go to the hardware store and pick up a few of them. Go home and replace the old one with a new filter, and save the rest so you always have a clean one ready to go. An outdated filter not only doesn’t filter air as well, it also has a negative impact on air flow, meaning your air handling system or HVAC unit has to work harder — and use more energy — to pump out lower quality air.

None of the vents in your home should be covered or blocked by anything – doing that makes your heating and cooling work overtime. You should also peek into all of your vents and make sure they’re as dust-free as possible, and brush them out if you see any dust bunnies. This improves air flow into the room, reducing the amount of blowing that needs to happen.

Many homes have a few small cracks in their basement walls from the settling of the foundation and the weight of the house. In a stable home, the small cracks aren’t growing at all – they’re safe. If they’re growing, however, you’ll save a ton of money by getting the problem addressed now rather than later.

How do you tell if they’re growing? Take some masking tape and cover up the end of any cracks you notice inside or outside, and write today’s date on the tape. Then, in a few months, check the tape – if you see a crack growing out of the end of the tape, you might have a problem and should call a specialist before the problem gets out of hand.

Even an efficient clothes dryer can really eat up your energy costs, but it’s convenient for many people. If you’re willing to battle that convenience, you can save money by hanging a clothes rack from the wall in the laundry room and using it for some items; t-shirts, underwear, towels, and pillow cases dry great on clothes racks. If you can hang up 20% of the clothes in a load on a rack, you can get away with running the dryer 20% less than before, saving you cash.

Even better: If you can, install a clothesline in your back yard and hang most of your clothes to dry outside, where a good breeze can do the work of a dryer in no time — and at no cost.

Even if you only use a clothesline for some of your clothes, it will save you plenty of money over time.

Do a survey of the plumbing in your home before you settle in. If you find a toilet is running constantly, it’s going to cost you money – here’s how to easily fix that constantly-running toilet .

You should also peek under the basin of all the sinks in your home, just to make sure there aren’t any leaks. Got a leaky faucet? You should repair or replace any of those, because the drip-drip-drip of water is also a drip-drip-drip of money; not to mention the terrible interplay between mold and home insurance .

LED and CFL bulbs can save you a lot of money on energy use over the long haul, plus they have much longer lives than normal incandescent bulbs, making them well worth the upfront investment. Consider installing some in various places — especially in areas where the lights may be in use for long periods, like the living room or kitchen, or left on accidentally, like a back hallway or basement. CFL bulbs tend to be cheaper, but LED bulbs are usually preferable in terms of performance, and have come down in cost quite a bit over the past few years.

Unless you were lucky enough to buy a fully-furnished home, you’ll likely have to do some appliance shopping . Focus on reliability and energy efficiency above all, even if that seriously increases the cost you have to pay up front. A refrigerator that uses little energy and lasts 20 years is far, far cheaper over the long run than a fridge that runs for seven years and guzzles electricity.

When you do it, set things up with proper surge protection (to shield your equipment from electric surges). You might also want to consider a SmartStrip , which makes it easy to “unplug” devices that aren’t in use.

A SmartStrip allows the on-off status of one device — say, the television — to control whether or not there’s power flowing to other devices (say, the DVD player or the video game console). Having the power cut automatically from such auxiliary devices can save a lot of money over time, especially since many such devices eat quite a bit of power as they sit there in standby mode, constantly draining your money.

Mother nature can help you save significantly on your summer cooling costs — and heating costs in winter, too.

Plant deciduous trees — the kind that lose their leaves in the fall — on the western and eastern sides of your house . The leafy shade trees will naturally cool your home during the hot summer months by reducing the amount of direct sunlight that hits your house.

In the winter, they’ll lose their leaves, allowing that same sunlight to stream through your windows and heat up the home a bit more. And if you plant evergreens on the north and northwest sides of your home, they won’t affect the sunlight, but will shield your home from cold winter winds .

As an added benefit, mature trees can increase your property value . Just make sure to plant them a safe distance from power lines and your home itself (no one wants a downed limb poking through their roof). Plant them now, and they’ll grow and shade your house sooner.

One of the first things many homeowners do is change the locks on their new home. You don’t need to be particularly handy to install new door hardware, and a set of basic doorknobs and locks for your front and back door will only set you back $20-$80 or so. It may seem unnecessary, but there’s no way to know whether there are copies of your old key floating around, and who might have them if so. Investing a bit of money and time today can protect you from burglary down the road.

While you’re at it, get an extra copy of your key made and leave it with someone you trust, so you don’t have to shell out $100 to a locksmith when you inevitably lock yourself out.

This isn’t such a problem in new homes, some of which are built tight as drums, but in older homes, it’s important to look for any places where air may be leaking directly into or out of your home. Common trouble spots are around doorways, windows, and even electric outlets.

These aren’t just air leaks – they’re money leaks. Thankfully, fixing small air leaks is pretty easy – here’s a great Department of Energy guide to caulking and weatherstripping , which will keep such air leaks from sucking the heat – and money – out of your home.

The energy tax credit, which was set to expire in 2014, was renewed at the last minute in December. That means homeowners who made energy-based improvements to their homes last year were eligible to receive a tax credit for 10% of the cost, up to $500 lifetime. Whether this popular credit is renewed for another year, however, is anyone’s guess. A whopping 30% tax credit toward the cost of solar energy systems , residential wind turbines, and geothermal heat pumps is in effect through 2016.

Your state or city may offer even more benefits, from no-interest loans to rebates, so do some research when you invest money improving the efficiency of your home — you may save even more money than you expected.

Many states and local utility companies also provide home energy audits for free or at a discount. Someone will thoroughly inspect your home to find where you’re wasting energy. They’ll look for air leaks and uninsulated pipes, test the efficiency of your heating and cooling equipment, and even replace any older incandescent light bulbs for free.

One final tip: Create a home maintenance checklist . This list should include regular home maintenance tasks that you’d want to do on a monthly, quarterly, or annual basis. Then, make it a habit to run through the items on this list every so often. Doing so will extend the life of almost everything in your home, saving you buckets of money over time.

Though the principles involved are the same, detecting moisture intrusion using an IR camera is different for inspecting a roof compared to detecting moisture intrusion at the interior because exterior environmental factors play a larger role in determining whether the data can be accurately collected. Because of this, it is important to conduct IR roof inspections under optimum weather conditions.

There are four weather-related factors that can influence exterior surface temperatures over a roof’s wet areas compared to dry areas. They are:

An infrared inspection during warm weather relies on solar loading to create the apparent temperature difference between wet and dry spots, and is best performed at dusk, when the difference will be most extreme. Imaging during cold months is made possible by creating a large inside-to-outside temperature difference in the building, which is another way to allow the wet and dry spots to be viewed.

Roofing-Covering Materials

It is important for inspectors to know the composition of the roof to be inspected with an IR camera because the roof-covering materials affect how well thermal imaging can detect moisture. Most common materials pose no problems. Any commercially available rigid insulation board, as well as composite boards and tapered systems made from the same materials, can be “read” through thermal imaging. This includes organic fibers, perlite, cork, fiberglass, cellular glass, polystyrene, polyurethane, isocyanurate and phenolic insulation materials .

Inverted roof membrane assemblies with extruded polystyrene insulation between the ballast and protective membrane are poor candidates for thermal imaging inspection, although they are not common. Some other construction types that can pose problems include roofs with concrete pavers, roofs with lightweight concrete or gypsum, and highly reflective metal roofs. Infrared imaging can still be used in many of these cases, though it may be more difficult to read the images.

Dreaded Popcorn Ceilings

Is asbestos hiding in your popcorn ceiling?

If you have one of these ceilings you may have wondered if you can paint it or sand off the high spots of the texture or maybe just do away with the whole popcorn-y thing altogether. Water spots are hard to deal with, dust collects in the textured crevices, and the whole thing is less than satisfactory. Sound familiar?Do you have one of those popcorn ceilings that were so popular from the 60s to the mid 80s? You know, those sprayed on, whitish, bumpy, cottage-cheesy ceilings that were quick to apply, useful at covering up a bad sheetrock job, looked presentable when new, and were a mess to clean? You do? My sympathies!

If this is you- STOP! Don’t do anything with that ceiling until you have it tested. Depending on the age of your ceiling, it’s quite possible that it contains asbestos . For many years, before the United States Department of Health and Human Services determined that asbestos is a known carcinogen, manufacturers used asbestos to make many different products, including the stuff of popcorn ceilings. If the ceiling is damaged- whether it’s water damage, tears, dents, abrasions from sanding, drilling or cutting- fibers that come from the breakdown of the product are released into the air and then inhaled. Generally speaking, material in good condition will not release asbestos fibers. There is no danger unless fibers are released and inhaled into the lungs.

When inhaled, even in small amounts, asbestos fibers can cause a range of severe diseases including lung cancer, asbestosis (an irreversible scarring of the lungs similar to emphysema), and mesothelioma (a cancer of the chest and abdominal linings which causes tumors which grow, spread rapidly and are 100% fatal). Exposure to asbestos may also increase the risk of other cancers such as those of the larynx (throat) and of the gastrointestinal tract (stomach). The risk of lung cancer and mesothelioma increases with the number of fibers inhaled. The symptoms of these diseases do not usually appear until about 20 to 30 years after the first exposure to asbestos.

If you have the slightest doubt or concern about the material in your ceilings, GET IT TESTED!! You can arrange for a professional to remove a sliver of the ceiling for testing. Within anywhere from a couple of days to a couple of weeks, you’ll know just what hangs over your head.

If your ceiling receives a clean bill of health, breathe a deep sigh of relief and let’s get back to dealing with ugly. Popcorn ceilings can be painted with the right kind of paint and roller, which will probably make them harder to remove if you later decide that’s what you really want to do. Or you can deal with it now- just realize that you’ve likely never encountered a mess like the mess of removing a popcorn ceiling.

First, remove everything possible from the room. Cover the floor entirely with plastic sheeting , making sure to run the sheeting up the walls a couple of feet- tape it with painter’s tape . Tape more plastic sheeting to the walls, letting it hang from the ceiling down over the plastic taped at the bottom of the wall. Now you need to use a mister to wet sections of the ceiling with water. Let it soak in and then use a wide blade to scrape the gunk off the ceiling. It’s going to land on the floor, after it lands on you, so you might want to think about some kind of protective gear for yourself. Wet, scrape, wet, scrape until you get it done. Then you’ll need to deal with whatever the popcorn ceiling was covering up.

You may consider just sanding off the high points and calling it a day? That could work, but you’ll probably have to paint after you’ve cleaned up a few buckets of sanding dust and debris. Still messy, but dry messy instead of wet messy.

It all comes down to how much tolerance you have for messes and how much work you feel like doing. Kinda explains why some of us have popcorn ceilings when we don’t really like them.

Inspirational Christmas Story: The Gold Wrapping Paper

Once upon a time, there was a man who worked very hard just to keep food on the table for his family.

This particular year a few days before Christmas, he punished his little five-year-old daughter after learning that she had used up the family’s only roll of expensive gold wrapping paper.

As money was tight, he became even more upset when on Christmas Eve he saw that the child had used all of the expensive gold paper to decorate one shoebox she had put under the Christmas tree. He also was concerned about where she had gotten money to buy what was in the shoebox.

Nevertheless, the next morning the little girl, filled with excitement, brought the gift box to her father and said, “This is for you, Daddy!”

As he opened the box, the father was embarrassed by his earlier overreaction, now regretting how he had punished her.

But when he opened the shoebox, he found it was empty and again his anger flared. “Don’t you know, young lady,” he said harshly, “when you give someone a present, there’s supposed to be something inside the package!”

The little girl looked up at him with sad tears rolling from her eyes and whispered: “Daddy, it’s not empty. I blew kisses into it until it was all full.”

The father was crushed. He fell on his knees and put his arms around his precious little girl. He begged her to forgive him for his unnecessary anger.

An accident took the life of the child only a short time later. It is told that the father kept this little gold box by his bed for all the years of his life. Whenever he was discouraged or faced difficult problems, he would open the box, take out an imaginary kiss, and remember the love of this beautiful child who had put it there.

In a very real sense, each of us has been given an invisible golden box filled with unconditional love and kisses from our children, family, friends and God. There is no more precious possession anyone could hold.

Quick Tip #37 – Can Lights? Make Them Green

Can lights or recessed ceiling lights are a common design feature in modern residential construction. They are also common in older custom-built homes. They provide a unique lighting pattern without the glare of a fixture, but they may also waste energy.

You have several options when replacing the bulbs (lamps) in can lights. Don’t use a common “A” type bulb ; it will not direct light out of the fixture. Most of the light is just wasted inside the can.

Consider a spot or flood lamp that reflects and projects light out of the can, such as a parabolic aluminized reflector lamp (also called a PAR bulb). For a “green” step up, consider a parabolic lamp, which has a curved reflector that projects even more light out of the can into a smaller pattern.

For a choice that’s even more “green,” use a compact fluorescent spotlight or reflector lamp. These compact fluorescents save about 75 percent in energy costs and last much longer than incandescent bulbs. They also create less heat in the room – heat that must be removed with air conditioning in hot climates.

While light from fluorescent lamps may look a little different at first, their light color and quality have greatly improved in recent years. Look for “warm” color lamps or “color corrected” lamps for a more pleasant light.
